Location

Green Trails is located in south­western Lisle, convenient to office complexes of the I-88 Corporate Corridor, and to the rail and highway networks connecting Chicago and suburbs. 

Amenities

The 744 acres of Green Trails encompasses residential neighbor­hoods, two commercial shopping centers, parks, landscaped common areas, a fire station, a school, and the infrastructure to support it all. The varied terrain includes nine ponds, mature woods and grassy open spaces, hills and flat land. There are twenty-five miles of trails for hiking, jogging, biking, or blading. Seventeen public parks offer facilities such as playgrounds, tennis and basketball courts, and ball fields.

Common areas wind throughout Green Trails behind the homes. Paths through these open spaces foster neighborhood social interaction to reach beyond back yards. The extensive pathway system links all neighborhoods.

Housing

1679 single-family homes, 364 condos, and 560 apartments (including adjacent affiliated areas, Hidden Lake and Collegewood Court). Begun in the mid-1970's, construction was completed in the late 1990's. 

To reflect the differing ecosystems and to appeal to people of assorted age and economic levels, a diversity of housing was planned. Many different builders lent their distinctive styles to the homes in Green Trails. Units range in size from apartments and condos, through compact patio homes and duplexes, homes with standard or custom features, to custom estates on acre lots. 

The wide variety of homes accommodates singles just starting out, families of all ages, and retirees. As their circumstances change, more than a few Green Trails families have moved - and stayed within Green Trails!

 

Green Trails Improvement Association

The common area and all improvements to it are owned by the Green Trails Improvement Association (GTIA). By and large those improvements consist of pathways, path lights, trees and shrubs, accent areas and signs, but also include a gazebo for all to use. GTIA maintains the common areas and mows the rights-of-way along arterial streets. 

All owners of residential units in Green Trails are members of GTIA. All unit owners in Hidden Lake and Collegewood Court are non-voting affiliate members. 

The association aids communi­cation with and among its members through its monthly newsletter, the Green Trails Pathfinder. Your cooperation in making Green Trails a better community is always appreciated.
 

Governing Documents

The Green Trails Improvement Association is legally structured by the authority of three documents:

  • Articles of Incorporation

  • Declaration of Covenants, Conditions and Restrictions

  • By-laws

Board of Directors

GTIA is governed by fifteen directors, who serve without compensation. Directors are voted to office by ballot of unit-owners from designated areas. The Board of Directors is responsible for the total operation of the Improvement Association. Board meetings are regularly held on the second Tuesday of each month and are open to all residents. The Board's duties include:

  1. Adopt rules and regulations governing the common areas and facilities.

  2. Establish, assess, collect, and disburse Association monies.

  3. Appoint various committees.

  4. Obtain necessary liability and property damage insurance.

  5. Engage and direct a managing agent to carry out administra­tive functions.

Managing Agent

GTIA hires a professional property management agent to manage its day to day business. The property manager maintains the records, handles finances, monitors the property, oversees contractors, and receives the calls and correspondence for the Association. Call the Managing Agent with any questions about Green Trails or GTIA.
 

Annual Assessment

The annual assessment is based on the budget approved each November. Bills are mailed, and due January 1st. Since responsi­bility for the assessment runs with the property, the Managing Agent issues assessment status letters for real estate closings.
 

Annual Meeting

The GTIA annual meeting is held on the second Tuesday of November, with date and time publicized. Members are encouraged to attend for an update on GTIA activities.
